Realtor is still working on the offer, but with my dad in town we figured we’d swing by the property and take a look.

Nothing terribly surprising other than there is probably a 1ft drop in the middle of the lot, probably where is used to be 2 lots. Also got to see why the house is considered a tear down.

Dang, that’s not ... it ain’t even a... I mean...
“considered a tear down”... why hasn’t it already been dozed? I mean, there’s no other way to fix that, is there? It needs a new foundation, so is anything w or th saving?

I mean, I guess you could try to support it and jack it up, or excavate under and put in some piers, but with that amount of settling already having happened, I really don’t see how it would be worth it. The structure is already so compromised that even putting a good foundation under it would be addressing probably less than half of the problems.

On the flipside... temporary support the corner of the roof, remove broken brickwork and window, install steel support structure and...bingo! New carport!
